Buyers Inspection


Once you’ve scheduled your home inspection with Step By Step Inspections, we’ll provide our Inspection Agreement for you to review. This document outlines the inspection process and gives you a better idea of what to expect.

We welcome and encourage you to join us during the inspection. This is a valuable opportunity to gain firsthand knowledge of your home and its components.

A pre-purchase inspection reduces the risk of costly surprises and helps in budgeting future home maintenance costs. We include thermal imaging at no extra charge with each Buyers Inspection to give the greatest amount of information about your home.

After your inspection, you’ll have all the knowledge you need to renegotiate the terms of the sale or ask the seller to make repairs.

We inspect according to South Carolina standards and adhere to InterNACHI’s Standards of Practice and Code of Ethics.  An average inspection takes at least three hours and includes the following aspects of your home:

Thermal Imaging

We include thermal imaging with our Buyers and Sellers Inspections at no extra charge.

Thermal imaging allows us to uncover issues in your home that are undetectable by conventional inspection methods, such as energy loss, moisture intrusion, electrical faults, and possible pest infestations.

A thermal imaging scan can also be purchased separately as an add-on to any of our other inspection services.

Additional Inspection Services

Pre-Listing/Sellers Inspection

This inspection covers all the same features as our Buyers Inspection, only it’s performed for the homeowner/seller before placing their home on the market. A Pre-Listing Inspection gives you the opportunity to address any issues and offer buyers full-disclosure upfront. In the shifting real estate market, buyers are increasingly sensitive about knowing the true condition of the property. We’ve found that Pre-Listing Inspections result in fewer negotiations and surprises, and a often sell for more than a home that’s not been pre-inspected.

More benefits to the seller are:

  • Buyers know that the sellers are committed to selling the home and are sincere in their efforts to present their home’s condition fairly and accurately. This relieves the potential buyer of concerns and suspicions during the sale process.
  • Litigation is less likely for improper disclosure, and your odds are far better that a deal will close swiftly and smoothly.
  • You can make repairs ahead of time yourself, or get reasonably priced contractors to complete the repairs.
  • The Pre-Listing Inspection may alert you of items of immediate personal concern, such as safety hazards.

Home Maintenance Inspection

As a homeowner, it’s important to have periodic inspections so you know the condition of your home and can plan appropriately for needed repairs and future maintenance.

1 Year/Builder’s Warranty Inspection

If you live in a newly built home, your Builder’s Warranty will expire at the end the first year after closing. The one-year warranty expiration date marks your last opportunity to identify, document, and inform your builder of items that need repair or adjustment.

All safety hazards and areas of concern should be professionally documented before your builder is relieved of their responsibility under the one year warranty.
